HDB July 2025 BTO & SBF Exercise Launch Offers Over 10,000 Flats — Here’s What’s Available

If you’ve been waiting for the right moment to apply for an HDB flat, July might be your month.

The Housing and Development Board (HDB) has just rolled out its latest round of Build-To-Order (BTO) and Sale of Balance Flats (SBF) exercises, with a total of 10,209 homes up for grabs.

Over 5,500 New Flats in 8 BTO Projects

This round offers 5,547 new BTO flats across eight different projects, ranging from 2-room Flexi units to 5-room and 3Gen flats. There’s a good mix of Prime Location Public Housing (PLH) and Standard flats, giving applicants more choice depending on their budget and lifestyle needs.

Seven out of ten BTO flats in this launch come with a waiting time of four years or less — a key factor for those hoping to move in sooner.

Alexandra Peaks (Prime)
3-Room, 4-Room

Alexandra Peaks is a Prime BTO project along Alexandra Road and Prince Charles Crescent, featuring two residential blocks (38 and 46 storeys) with 498 units of 3- and 4-room flats. Named after its neighbouring blocks, the development offers scenic canal views and easy access to waterfront activities like jogging and cycling.

Residents can enjoy a sky terrace, fitness stations, a hardcourt, and a precinct pavilion. Additional amenities at nearby Blocks 139 to 141 include a preschool, shops, an eating house, and playgrounds. The project also features therapeutic garden spaces and an MSCP with a roof garden.

Alexandra Vista (Prime)
2-Room Flexi, 3-Room, 4-Room

Alexandra Vista sits between Tanglin Road and Jervois Lane, featuring three 32-storey blocks with 609 Prime flats in 2-room Flexi, 3-room, and 4-room configurations. Overlooking Alexandra Canal, the project offers scenic views and access to outdoor activities like cycling and jogging.

Residents will enjoy a 2-storey commercial block with a supermarket, shops, preschool, and eating house, topped with a roof garden and playground. The development also includes fitness stations, children’s playgrounds, a precinct pavilion, and an MSCP with rooftop fitness facilities. All amenities will be open to the public.

Bangkit Breeze (Standard)
2-Room Flexi, 3-Room, 4-Room, 5-Room

Bangkit Breeze is a Standard BTO project located near Bangkit LRT and Zhenghua Nature Park, comprising six 13-storey blocks with 643 Shorter Waiting Time (SWT) flats. Unit types include 2-room Flexi, 3-room, 4-room, and 5-room flats, with waiting times of under 3 years.

Designed for everyday convenience, the development features an eating house, shops, a minimart, preschool, and a residents’ network centre. A rooftop garden atop the MSCP offers green space for relaxation, alongside playgrounds and fitness stations for recreation.

Clementi Emerald (Prime)
2-Room Flexi, 3-Room, 4-Room

Clementi Emerald is a Prime BTO project located along Clementi Avenue 6, Commonwealth Avenue West, and Clementi Close. It features four residential blocks with 753 units of 2-room Flexi, 3-room, and 4-room flats, all with a waiting time of under 3 years.

Nature and wellness take centre stage here, with a rooftop garden on the 7-storey MSCP that includes fitness stations and a jogging track. A central courtyard garden anchors the development, offering playgrounds, fitness corners, and sheltered rest areas. The MSCP also houses a mini-mart, preschool, and eating house for residents’ daily needs.

Sembawang Beacon (Standard)
2-Room Flexi, 3-Room, 4-Room, 5-Room, 3Gen

Sembawang Beacon is a Standard BTO project located along Canberra Road, Admiralty Link, and Admiralty Lane. It features four 18-storey blocks with 775 units, including 2-room Flexi, 3-room, 4-room, 5-room, and 3Gen flats, with an estimated waiting time of 3 years.

Paying tribute to the area’s shipyard heritage, the project includes a 7-storey MSCP with a rooftop garden and community gardening plots. Residents can enjoy fitness stations, a maritime-themed playground with a lighthouse structure, and a preschool within the development.

Simei Symphony (Standard)
2-Room Flexi, 4-Room, 5-Room

Simei Symphony is a Standard BTO project in Simei Estate, Tampines Town, bordered by Upper Changi Road East and Simei Road. It comprises four 11-storey blocks with 380 units, offering 2-room Flexi, 4-room, and 5-room flats.

Designed as a green sanctuary, the project features an active courtyard with playgrounds and fitness corners, as well as a rooftop garden atop the MSCP with fitness facilities and community gardening space. Residents will also have access to amenities including a preschool, supermarket, retail shops, eating house, restaurant, and a park within the development.

Toa Payoh Ascent (Prime)
2-Room Flexi, 3-Room, 4-Room

Toa Payoh Ascent is a Prime BTO project at the junction of Toa Payoh Rise and Braddell Rise, featuring two 40-storey blocks with 741 units of 2-room Flexi, 3-room, and 4-room flats.

Built with community living in mind, the development includes a preschool, eating house, and shops for daily convenience. Residents can enjoy landscaped areas with playgrounds and fitness stations, as well as a tranquil roof garden atop the MSCP for relaxation and socialising.

Woodlands North Grove (Standard)
2-Room Flexi, 3-Room, 4-Room, 5-Room

Woodlands North Grove is a Standard BTO project located along Woodlands North Road, beside the greenery of Admiralty Park. It comprises five blocks—one for rental flats—and offers 1,148 units of 2-room Flexi, 3-room, 4-room, and 5-room flats across the remaining four blocks, which range from 25 to 33 storeys.

The project includes a preschool, a residents’ network centre, and green spaces with playgrounds, fitness stations, and a hard court for community bonding. A rooftop garden atop the MSCP offers residents a quiet spot to unwind.

Plus Over 4,600 Balance Flats Up for Application

On top of the BTO flats, this month’s Sale of Balance Flats (SBF) exercise includes 4,662 units located across various estates. These include both new and resale-ready flats — more than one-third of them are already completed, which means you could potentially move in within months if selected.

Application Details and Closing Date

Interested applicants must submit their application online through the HDB InfoWEB by 30 July 2025, 11:59pm. There’s no need to head down to HDB Hub — everything from viewing flat details to applying can be done conveniently on your device.

As always, balloting is not first-come-first-served. Applications will be processed via computer ballot after the closing date, so there’s no rush to submit on Day 1 — just make sure you do so before the deadline.
